Product
What happens to my data?
The file you upload is never written to disk or cloud storage. It's held in memory for the seconds it takes to parse, then discarded. The extracted data (not the file itself) is held temporarily so the review screen can show it to you, and it's deleted the moment you download your export. If you never export, or something errors out, it's purged automatically within an hour. If you save a file to a property, it stays in your portal for as long as your subscription is active, plus 180 days after a downgrade or cancellation in case you come back. Nothing you upload is ever used to train or improve any AI model.
Which file types are supported?
DealDuo accepts Excel and PDF documents. Scanned PDFs aren't supported yet, the formatting is too inconsistent to parse reliably.
Which property management software exports are supported?
DealDuo works with exports from most major PM systems, including Yardi, RealPage, AppFolio, Entrata, Buildium, Rent Manager, and ResMan. If your PM system isn't listed, upload a file and try it. If it doesn't parse cleanly, reach out to us.
How does DealDuo actually work?
DealDuo's parsing logic was built by an analyst with firsthand experience with how inconsistent these files can be. It's built from rent roll and T12 files pulled from different property management systems, each with its own style and structure. Every new format encountered has added another fix to the logic. Upload your file and DealDuo runs it through that logic to produce a clean, consistently formatted Excel.
What if something goes wrong or the output has an error?
Files go through a review step you confirm before export. Errors can still happen after that point, or you might just hit a bug. Either way, email us and we'll work through it with you case by case.
Billing
Is there a free trial?
Every new account gets 3 free file cleans, shared across the Rent Roll and T12 tools, no credit card required.
Can I switch plans?
Yes. Upgrades and downgrades take effect immediately. You're credited for unused time on your current plan and charged for the new plan's remaining time in the current billing period, prorated automatically.
Can I cancel anytime?
Yes. Cancel from your account settings whenever you'd like, no long term contract and no cancellation fee. Your plan stays active through the end of your current billing period, so you keep access to what you've already paid for.
Can I get a refund if I'm not happy with the product?
If you're not satisfied within your first 30 days, email us and we'll refund what you've paid. Applies to Investor and Underwriter plans.
What happens if I go over my monthly usage limit?
Investor and Underwriter plans include a set monthly quota (10 and 50 files/mo), and any usage beyond that is billed at $10/file.
What if my team needs more documents or multiple users?
Enterprise plans support multiple seats, with volume sized to your usage. Contact us to set one up.
