1031 Exchange
A 1031 exchange lets an investor defer capital gains tax on the sale of a property by reinvesting the proceeds into another qualifying property. The replacement property must be identified within 45 days of the sale and the purchase closed within 180 days. The tax isn't eliminated, just deferred until the replacement property is eventually sold outright.
