AMI (Area Median Income)

Also called: Median Family Income

Area median income (AMI) is the median household income for a given county or metro area, published annually by HUD. LIHTC rent and income limits are set as a percentage of AMI, commonly 50% or 60%.

Example

If HUD publishes a $90,000 AMI for a county, the 60% AMI income limit is $54,000. LIHTC rent is capped at 30% of that limit, or $1,350 a month, before the utility allowance is deducted. This is a simplified illustration, since actual limits adjust by household size and bedroom count.
