Implied Value

Implied value is the property value derived by dividing NOI by a chosen cap rate, rearranging the cap rate formula to solve for value instead of return. It's a quick way to estimate what a property is worth given its income and a market cap rate.

Example

$650,000 in NOI at a 6.5% cap rate implies a value of $10,000,000.

Formula

NOI ÷ Cap Rate = Implied Value

Excel Formula:

=B8/B14
  • B8 = NOI
  • B14 = Cap Rate assumption
