Negative Leverage
Negative leverage occurs when the cost of debt is higher than a property's cap rate, meaning borrowing actually reduces returns instead of amplifying them. It's the opposite of the effect leverage is normally used for.
Example
A property with a 5.5% cap rate and 7% cost of debt is in negative leverage, since the loan costs more than the property yields.
