RUBS (Ratio Utility Billing System)

RUBS is a method for allocating a property's shared utility costs across tenants based on a formula, typically unit square footage or number of occupants, rather than individual metering. It lets owners recover utility expenses without installing submeters in every unit.

Example

An 800 sq ft unit in a 100,000 sq ft property, with a $20,000 monthly utility bill, is billed $160 under RUBS.

Formula

(Unit Square Footage ÷ Total Square Footage) × Total Utility Bill = Unit's Share

Excel Formula:

=(B2/B3)*B4
  • B2 = Unit Square Footage
  • B3 = Total Property Square Footage
  • B4 = Total Utility Bill
